Fully managed service – marketing and setup fee per property – No upfront fee.

This covers all aspects of marketing including all accompanied viewings marketing your property on the appropriate property  letting portals, tenant credit check, checking and referencing, producing the tenancy agreement and inventory and schedule of condition as well as a check in and check out of the property.

Let only service – Marketing fee to only let your property  - £250

For this fee we will cover all aspects of your marketing, including all accompanied viewings marketing your property on the appropriate property  letting portals. Tenant credit checking and referencing and producing the tenancy agreement

MARKETING AND MANAGEMENT

Monthly management fee per property – From 7.5%

This is our monthly charge for the on-going management of the tenancy. Collection and transfer of rental and dealing with the tenant for all minor repairs etc.

Legal and safety checks

The Gas Safety (Installation and Use) Regulations 1998 – Approx. Cost £70 -

We can arrange for a gas safety check to be carried out on the gas appliances in the property.

Smoke Alarms Housing (Scotland) Act 2004 – We require conformation that there are smoke alarms in the property.

Energy Performance Certificate (EPC) – We can arrange for these to be carried out for £90, they last for 10 years, if you have purchased your property recently there will be an EPC in your Home Report.

Electrical Equipment (Safety) Regulations 1994 – These regulations impose an obligation on a landlord to ensure any small electrical appliances and fixed electrical installations in a let property are safe. They do not go in to stipulate that the check must be carried out.

Landlord Registration – In Scotland it is law that all let properties and landlords are registered. This can be completed online at www.landlordregistrationscotland.gov.uk

Rent Guarantee

A secured policy from trusted insurers that underwrites the tenancy agreement

On the strength of the references from both the tenant and guarantors we are then able to offer a rent guarantee policy that will cover the rent in the event of non-payment or moving out without notice.

Our rent guarantee is an optional extra,  it offers maximum security for landlords who are invested for the long term capital growth and want to be certain of a set income regardless of events.
